Development sites
Sites move through conversations, not listings.
The sites worth having are usually known about before they are
available. An owner considers selling, a feasibility does not work for
one group but works for another, a project stalls and the land becomes
someone else's opportunity. None of that appears on a portal, and by the
time it does the terms have usually been set.
OMB sits close to that flow because of who the work is done with:
developers, project marketers, architects and builders across the Gold
Coast. Where a site and a party are an obvious fit, we say so and put
them in touch.
What we bring
The context that makes an introduction worth taking: what the site
is, what has been tried, and how the premium end of the finished
product would have to be sold for the numbers to work. That last
question is usually the one that decides a site, and it is the
reason we are in the conversation at all.
How it is structured
A licensed agent holds the appointment and runs the transaction. We
are engaged separately, for material and strategy, and paid for that
work alone. We take no commission and no fee on an introduction.
The same arrangement that governs everything else here. The licensed
agent does the agency work, the developer does the development, and we
do the part that determines whether the finished product can be sold at
the price the feasibility assumed.
