Nine steps, in this order, for a reason. Each one answers the question the last one raises, which is how a buyer is walked through a residence in person and almost never how they are walked through it online.

Prove the view

A buyer contemplating eight figures off the plan is being asked to pay a premium for something they have never seen. Drone capture from the residence’s own elevation and orientation, across day, golden hour and dusk, answers that in a way no render can.

Show a turnkey life

Prestige buyers increasingly want to understand the life, not the shell. Interstate and international buyers in particular are buying ease and immediacy as much as the address.

De-risk the off-plan purchase

Renders answer none of the real anxieties: planning, delay, builder solvency, and whether the finished residence will resemble the drawings. Progress evidence does.

Enable the sales floor

The agent assembles a private page for one conversation and can see what was viewed. That replaces the brochure-then-follow-up-call with a conversation, an experience, an engagement signal, and another conversation.

These are the five objections we build campaigns to answer. Pick the ones your floor hears. Each returns the answer we would arm an agent with, what has to prove it, and the asset we produce to carry it. No prices, only proof.

  • 1 The view will be built out They are not buying the apartment. They are buying what they can see from it. And it is the one thing they cannot inspect, because whatever threatens it has not been built yet. Show the height limits and setbacks on every site in the sight line. Then fly the camera at their floor level. Let them see it rather than take your word.
    What proves it Height and setback controls for the surrounding sites, and the outlook as it is, recorded at the residence level. We produce Drone plate flown at floor level, plus the constraint map for every site in the view corridor.
  • 2 Off-plan feels risky A deposit is where it stops feeling abstract. Underneath the hesitation sit three questions: when, by whom, and what happens if it slips. Answer all three with a record they can check for themselves. A promise asks for trust. A record does not.
    What proves it The disclosed delivery record for the builder and the developer, and progress the buyer can verify against the register. We produce Milestone register, plus monthly site capture the buyer can check against it.
  • 3 The price looks high against resale This one sounds like arithmetic. It is not. New and resale are not one cohort, and the disclosed sales say so plainly: resale runs A$10,318/sqm to A$29,804/sqm across 11 disclosed sales, new and off-plan runs A$20,619/sqm to A$37,500/sqm across 4 disclosed sales. The top resale rate out-rates 3 of the 4 new sales. The rate cannot settle it, and an agent who argues the ratio has already lost the exchange. What settles it is the handful of residences that genuinely compare, measured the same way.

  • 4 Why this residence over the next A floor plan asks the buyer to do the imagining. That is work, and they may do it badly. Show them the residence as it will be lived in instead. The right hour of the day. The furniture they would actually choose. The life, not the layout.
    What proves it The finished product and its specification, presented at the standard of the finished home. We produce Residence film and stills, held to the standard of our published research.
  • 5 The agents cannot answer my questions Watch what happens in the silence. A buyer asks the question that matters, the agent does not have it, and the room cools. Put the campaign evidence in one place. The comparables for these residences, the delivery record, the view analysis, and the market they sit in. Give them the limits as well. The agent who can say what a number does not prove is the one the buyer believes.

You already have a brand agency, a project marketer, a visualisation studio and a public relations agency. Replacing them costs time and creates resistance. We take what they have made, the brand, the imagery, the floorplans, the campaign, and build the sales experience for the residences that carry the most value.

Production

The one shot you cannot go back for.

Excavation starts on a Monday.

By Friday the site the project was sold on has gone, and no budget brings it back. If nobody was there in the week before, the render against reality comparison has no opening frame and the construction film has no beginning. That is the only part of this work with a deadline nobody sets.

So we also run as the production unit for the marketing team already appointed. Not instead of them. Drone, film and photography from greenfield through to handover, captured on a cadence the construction programme sets, and delivered to the agency in whatever form they work in.

The agency keeps the campaign. We keep the cameras.

A fictional development, built to show the work. Sixty three residences on the Coolangatta headland. It is not a real project, no part of it is for sale, and every company and person named in it is invented.

It exists because the alternative is describing this work in paragraphs. Three surfaces are worth looking at, and the third is the one most developers have not seen before.
