What this sample is

Purposive, publicly sourceable sample of Gold Coast prestige apartment transactions. NOT a complete transaction universe and NOT registry-derived. Suitable for transaction examples and ranges. A market-wide mean or median must not be published from these rows.

What it cannot show

  • No average sale price. Records attract press coverage and ordinary resales do not, so a mean drawn from publicly sourceable transactions describes the records rather than the market. An earlier draft of this report published one. It was withdrawn.
  • No pooled rate. Internal-only, internal-plus-terrace and total-strata-lot are three different measurements. Averaging them produces a number describing none of them, so rates are reported separately by basis and never combined.
  • Rates are conservative by construction. Where a source will not say what its floor area measures, or two sources disagree, the largest figure quoted is used and recorded as the total strata lot. A larger area produces a lower rate, so the error runs toward understating the market. It is also the figure most likely to match the legally defined parcel. A strata-lot rate is not comparable with an internal-only rate and is never averaged against one.
  • No claim of completeness. This is not registry data. Titles Queensland, and the paid professional platforms, would produce a different and larger picture. Nothing here should be read as the full transaction universe.
  • No penthouse days-on-market. The suburb figures published are all units over Jul 2025 to Jun 2026. Penthouse campaigns behave very differently, and presenting unit medians as a penthouse expectation would be misleading.

Ranges, not averages

The argument above is easier to check than to take on trust. Every rated sale is plotted below, shaped by what its floor area measures. Take the highest one out and watch what the average does.

All 15 rated sales counted. The average reads A$19,370/sqm, one number standing in for a A$10,318/sqm to A$37,500/sqm spread, pooled across three different area bases. It describes no residence in the sample and cannot be used to price one.

Three different measurements should never share one average, and no single figure should stand in for a spread this wide. That is why this report publishes ranges with sample sizes, per area basis, and no average sale price at all. Corrections

8 claims were withdrawn from earlier drafts.

Each is kept with the reason it failed rather than deleted, so a reader can see what was checked and what did not hold.

  1. buyer origin

    Fifty-seven per cent of Gold Coast luxury apartment buyers are Queenslanders.

    A November 2023 proprietary observation by a project marketer, covering only its own luxury projects, with no disclosed transaction count, project list or analysis window. Sourceable, but neither current nor market-wide, so it cannot be published as a fact about the market.

  2. buyer origin

    The Urbis buyer split describes Gold Coast prestige buyers.

    It is a proprietary new-apartment sample of 240 sales, 229 of them concentrated in four central coastal precincts. It does not describe prestige resale buyers or the wider market.

  3. coastal risk

    Cyclones are expected to increase in intensity and track farther south.

    This stronger wording appears on the Council web summary, not in the adopted Coastal Adaptation Plan, which says cyclone activity could increase and severe storms may track farther south. Do not attribute the stronger phrasing to the adopted plan.

  4. demand drivers

    The Gold Coast is a co-host city for Brisbane 2032.

    Brisbane is the host city designated by the International Olympic Committee. The Gold Coast is a major Games location with eight planned venue sites. Co-host city overstates the official designation.

  5. pricing

    Indicative mean sale price of the Gold Coast prestige apartment sample.

    A purposive, publicly sourceable sample is skewed by what gets written about: records attract coverage, ordinary resales do not. A verified subset of four rows produced a mean of A$23.4m, describing the records rather than the market. Publish the range and the transactions; never a market-wide average.

  6. pricing

    The off-plan segment trades at roughly twice the per-square-metre rate of comparable resales.

    New and resale stock are not comparable $/sqm cohorts: they differ by location, specification, size, age and product mix. "Comparable" was doing far too much work, and a prestige broker would say so immediately. Cite the transactions, not a ratio.

  7. supply

    2,431 Gold Coast apartments were completed in 2025.

    The Property Council and Urbis figure counts new apartments and townhouses registered, which is pipeline activity, not completions. JLL reports 90 completions in the March quarter of 2026.

  8. supply

    Private-sector approvals fell 10.4% in May 2026, evidencing Gold Coast construction constraint.

    The ABS figure is private-sector dwellings excluding houses, NATIONALLY. It is not a Gold Coast statistic and was not doing much work for the argument. Use the Colliers market characterisation and the Q1 2026 completions figure instead.

Outstanding

The work queue.

Empty. Every transaction carries a price traced to a named public source and a recorded floor-area basis. Where that basis rests on the largest quoted figure rather than a stated internal area, the row says so and the rate it produces is the conservative one. Resolving those against a strata plan or an area schedule would tighten them further, and would raise rather than lower the figures.

Also outstanding

  • Source independence. Most rows verified against two sources are verified against two property portals, which may both derive from the same agent-supplied listing. A title or strata search would be the genuinely independent check.
  • No current prestige buyer split. The published cohort figures cover new-apartment sales concentrated in four central precincts. Nobody has measured who buys at the top of this market.
  • The premium-campaign duration sample. A frequently quoted median of roughly 26 days across seven prestige campaigns could not be reconstructed case by case, so it is not published here.

Corrections and challenges

If a figure here is wrong, it should be corrected.

Anyone who transacted in this market has better information than a public-source sample can reach. A disputed price, a floor-area schedule or a settlement date will be checked and the record updated, with the change dated rather than silently overwritten.
