The finding

The demand here is people moving, not money speculating.

Queensland recorded net interstate migration of 16,528 and net overseas migration of 54,604 in the year to December 2025. Gold Coast Airport handled more than 6.2 million passengers in 2025, with international traffic up 14 per cent. Downsizers are transacting now: five of Arden Broadbeach's 25 luxury residences sold by April 2026, and a Paradise Point campaign reported local downsizers generating 65 per cent of 120 enquiries.

What none of that gives is a current, market-wide split of who buys prestige stock specifically. The figures that exist are proprietary, drawn from new-apartment samples, and are set out below with their owners named.

Read the geography label on each. Migration figures are state-level and airport traffic measures visitors, not buyers.

Brisbane 2032 verified Gold Coast as at Feb 2026

Queensland Government planning published in February 2026 names eight Gold Coast competition venue or site locations for Brisbane 2032, subject to the final sports program. Brisbane, not the Gold Coast, is the host city designated by the International Olympic Committee.

Describing the Gold Coast as a co-host city overstates the official position. It is a major Games location within South East Queensland. The venue program remains subject to the final sports program.

Queensland migration verified Queensland as at Dec 2025

In the year ended December 2025, Queensland recorded net interstate migration of 16,528 people and net overseas migration of 54,604. For the financial year ended June 2025 the figures were 21,595 and 55,743. New South Wales remained the largest interstate source.

State-level, not Gold Coast. Population flows do not map one for one onto prestige apartment demand and should be used as context rather than as evidence of buyer volume.

Gold Coast Airport handled more than 6.2 million passengers in calendar 2025, with international passenger numbers up 14 per cent on 2024.

Airport traffic demonstrates access and visitor volume. It is not evidence of apartment demand or buyer origin and should not be presented as either.

In the March quarter of 2024, Urbis reported Gold Coast new-apartment buyers as 38 per cent interstate investors, 29 per cent owner-occupiers, 20 per cent local investors and 13 per cent overseas buyers. Its latest public year-to-Q1 2026 Gold Coast snapshot reports interstate investors at 36 per cent.

The 2024 four-way split is reported from proprietary Urbis data that cannot be independently inspected. The Q1 2024 sample was 240 new-apartment sales, 229 of them in Surfers Paradise, Chevron Island, Broadbeach and Main Beach, so it is not a buyer profile for all Gold Coast housing or for prestige resales. The 2026 snapshot publishes only the interstate share, not a comparable four-way split, so the two should not be presented as a trend series.

downsizer demand reported Gold Coast as at Apr 2026

Downsizers are an active cohort in current Gold Coast prestige projects: by April 2026 five of Arden Broadbeach's 25 luxury residences had sold, with early demand reported from downsizers across Queensland, New South Wales and Victoria, while a Paradise Point campaign reported local downsizers generating 65 per cent of 120 enquiries.

This establishes downsizers as a real cohort. It does not establish what share of all Gold Coast prestige apartment buyers they represent. The Paradise Point figure covers four boutique developments and includes villas, so it corroborates rather than measures. No defensible public figure for Brisbane-origin downsizers buying Gold Coast prestige apartments was found.

international and holiday-home demand reported Gold Coast as at Mar 2024

Urbis reported overseas buyers at 13 per cent of Gold Coast new-apartment sales in the March quarter of 2024. No current percentage for international or second-home buyers is publicly disclosed, though Knight Frank reported in April 2026 that the Gold Coast continued to attract affluent buyers seeking prime homes and second residences.

The 13 per cent applies to new-apartment sales in the Q1 2024 sample, not to prestige apartments specifically. The Knight Frank evidence is qualitative and does not equate second-home buyers with foreign buyers.

What is missing

There is no reliable current split for prestige buyers.

The published cohort figures describe new-apartment sales concentrated in four central precincts, not prestige resales and not the top of the market. Anyone selling an eight-figure residence is working from a buyer profile nobody has actually measured.
